What your scan can become.

Your Scoping Visit leaves you with a measurable 3D model of your house and yard. This page is everything that model can turn into, what each one costs, and what each one is not. Nothing here is required. Plenty of people take the scan and stop there.

START HERE These follow a Scoping Visit. If you have not had one, start with the free address check.

Your property, captured.

Your 3D scan is live at the link in your email. Open it on any phone or laptop. Measurement mode is built in, so you can measure a wall, a driveway or a ceiling height yourself right now, at no cost and without asking me.

Accuracy is plus or minus 20mm at 10m, which is good enough for planning and not good enough for a survey.

Matterport rates Pro3 capture accuracy at about ±20mm at 10m (published spec, matterport.com).

Site Feasibility Study. $499 per parcel.

The free address check told you what the records say. The Study checks those records against your actual site: what is built, what the grades do, where the access and the visible utilities are. Every finding carries its source. Your scan is embedded in the report.

What it does not do: it does not locate your property lines, it does not design a septic system, and it does not judge what is underground. Those go to a licensed surveyor, a licensed designer and the county, and the report says so where it matters. Setback and boundary findings stay provisional until a surveyor locates the lines.

Delivered as a PDF, roughly 15 to 25 pages depending on the parcel, within two to three weeks of the site visit. One 30-minute call to walk through it is included.

Measured floor plans of what is already there. $149.

Schematic floor plans of the garage, house or outbuilding in your scan, delivered as PDF and image files with the scan link. Useful the day you sit down with a designer.

Not construction drawings and not stamped. Design reference only.

Property record files. $249.

The point cloud and 3D mesh from your scan, in the formats designers and builders work in: point cloud as E57 and XYZ, textured mesh as OBJ, plus reflected ceiling plan images. Ask for this if the person you are working with wants to model your site.

Not survey grade, not georeferenced, not a boundary. Same accuracy limit as the scan itself.

The pack also contains a basic floor plan image generated alongside the data. The measured floor plans above are the dimensioned version, and that is the one a designer can work from.

Bundle it with the Study. $699.

The Study and the record files together, for the homeowner who already knows they are hiring a designer.

If your architect asks for something else

Two further file types can be produced from the same scan: a 2D CAD file in DWG, and a BIM file for Revit at LOD 200. Useful if you are working directly with an architect who models in one of those and would rather not pay someone to re-measure a house that has already been measured.

Both are on request and priced case by case. They take longer to produce than everything above, so the timeline is confirmed when you order rather than 3 business days. The BIM file is passed on as Rootd receives it, without a Rootd check, because Rootd has no Revit workflow to check it in.

Keep your scan live. $99 a year.

Your model is hosted free for 90 days. After that you can keep it live for $99 a year, or it stays up at no cost for as long as you have an active project with Rootd. If you'd rather not extend, you get 14 days' notice before it comes down.

The small print

WORTH KNOWING Rootd owns the scan model and hosts it on its own account. The viewing link is yours to pass on to anyone you like, and a collaborator link for your designer, builder or family is free on request.

Rootd ranks no builder, designer or factory, and who you hire is always your decision. If Rootd introduces or recommends someone and you go on to hire them, Rootd may be paid a flat fee by that firm, the same fee any firm of that kind would pay. It does not change with the size or cost of your project, and you are never obliged to use anyone Rootd puts in front of you.

Add-on deliverables arrive within 3 business days. Receipts come by email.

The Study covers Ulster County, New York. Purchases for parcels outside it are refunded in full.
