A Kingston, NY consultancy rethinking how ADUs and small modular homes get built in Ulster County, and the operator of a free ADU feasibility check that reads the adopted zoning law for any parcel in the county's 24 municipalities.
Rootd Modular Homes is a vendor-independent ADU feasibility and planning consultancy founded by John Olsson in 2025. We produce the field-verified site data, constraint analysis, and logistics documentation homeowners, small developers, and municipalities need before design, permitting, or factory engagement begin. We don't resell modules or manage construction.
Vendor-independent has a specific meaning here. Rootd is not owned by, exclusive to, or paid differently by any builder, designer or factory, ranks no firm, and holds no fabrication, construction or brokerage contract. Rootd also owns the 3D scan of a client's property and holds it for the client rather than for a builder, so the record of a site is never a vendor's asset. Where Rootd introduces or recommends a firm and a client goes on to hire them, Rootd may be paid a flat fee by that firm. That fee is set per type of professional, is identical for every firm of that type, and does not vary with the size or value of the project.
The public face of that work is the ADU Feasibility Address Check, free and open to anyone. A homeowner types an address and gets a records-based read on five criteria in about a minute, drawn from the zoning law their municipality has actually adopted, the county mapping layers, and the tax roll, with the source behind every finding and a stated certainty level for each. It covers all 24 Ulster County municipalities. It reports no overall score, because a single verdict hides which constraint is the binding one, and it refuses three questions by design: boundary location, septic capacity, and anything subsurface.

Why it matters
New homes are getting smaller but not cheaper. Since 2015, average new-home size in the U.S. has fallen by 323 sq ft while average price has risen by roughly $161,000. In a high-rate environment, time and uncertainty carry a real penalty, and feasibility work done up front is the least expensive dollar anyone spends on a project.
