What happens during the visit
I come to your property with a Matterport Pro3 and spend about two hours capturing the house, the yard, and the things that shape what you can build: driveway and access, grade changes, tree cover, outbuildings, the utility runs you can see. You end up with a 3D record you open in a browser and walk through. No app, no login.
You don't need to be home. I work through the site on my own. If you're around you're welcome to join, but most owners just make sure I have access and go about their day.
What you can do with it
- Send one link to an architect, a contractor, or a family member out of state. They walk the property without driving to it.
- Pull measurements out of the model instead of going back outside with a tape.
- Get quotes from builders who are all looking at the same house, instead of three different descriptions of it.
- Keep a dated record of exactly how the site looked before anything got built.
What it is not
- Not a boundary survey. Property lines are a licensed surveyor's work, not mine.
- Not a septic judgment. I check the record; I don't size or design a system.
- Not an x-ray. It captures what is visible above ground. Nothing buried.
Matterport rates Pro3 capture accuracy at about ±20mm at 10m (published spec, matterport.com).
Markers, hosting, and going further
I'll set small reference nails 2–3 inches below grade and cover them over, so they're out of sight and won't catch a mower. They let the model be precisely located later, so your surveyor or architect can pick up exactly where I left off. I'll note where they are.
Your model is hosted free for 90 days. After that you can keep it live for $99 a year, or it stays up at no cost for as long as you have an active project with Rootd. If you'd rather not extend, you get 14 days' notice before it comes down.
The same capture can produce a colorized point cloud, a 3D mesh, and dimensioned floor plans that import into Revit, AutoCAD, or ReCap, so your architect isn't paying someone to re-measure a house that's already been measured. Ordered separately, when and if you need them.

Where this leads

How to get one
I do two of these a month, by invitation, usually after we've already talked, at a workshop or on a call. The quickest way onto that call is to run the free address check on your parcel and get in touch about what it turned up. That cap is deliberate. I'd rather do two properly than eight badly.
Before the visit: send any documents we discussed (survey, septic records, permits) and confirm access: gates unlocked, dogs in, a note about anything I should know.
