Rootd Modular Homes is a vendor-independent ADU feasibility and planning consultancy founded by John Olsson in 2025. We produce the field-verified site data, constraint analysis, and logistics documentation homeowners, small developers, and municipalities need before design, permitting, or factory engagement begin. We don't resell modules or manage construction, and we hold no fabrication, construction or brokerage contract.
Scope of work
Rootd prepares and hands off a readiness package so every downstream partner (factory, GC, architect) starts with verified inputs instead of assumptions.
- Site Feasibility. 3D site capture, field measurement, zoning review, buildable envelope, topography, utilities, and a straight answer on whether to proceed.
- Access & Logistics. Transport routing, overhead clearance, turning radius, bridge limits, crane reach, pad siting, and staging: the constraints that kill modular projects when discovered late.
- Digital Coordination. Model-based coordination carried from feasibility into design and fabrication. All partners work from one shared file environment (per ISO 19650), so there is one source of truth rather than scattered emails and PDFs.
- Procurement Readiness. Verified site logistics, code requirements, and coordination needs written up as the requirements any factory or GC has to meet on this site. Rootd is vendor-independent: partners receive a structured readiness package on the same terms as any other partner of their kind. Rootd ranks no firm and scores no firm, and the owner chooses freely. Where Rootd is compensated by a partner, the fee is flat, identical for every firm of that kind, and does not vary with the value of the project.

Why this matters to your team
Factories. Site access, transport path, and crane logistics are resolved before you quote. Module dimensions are pre-validated against the buildable envelope. Fewer surprise change orders. Faster path from quote to deposit.
Builders / GCs. Foundation, utility tie-ins, and site work scope are defined by verified field data, not the homeowner's best guess. You bid on real numbers and you don't inherit problems the prior stage missed.
Architects. Design starts from a measured site, not a survey assumption. Code constraints, setbacks, and buildable envelope are documented up front so design effort isn't wasted on schemes the site won't accept.
How data carries forward
Every stage writes into a shared model environment. Site capture feeds design. Design feeds fabrication. Fabrication feeds install coordination. The same source of truth travels through the project, which eliminates the rework that happens when each stage starts from scratch with PDFs and email threads.
How it works
- Intake. Owner or partner submits site address and project intent.
- Site Capture. On-site 3D site capture and field measurement, typically 2–4 hours on site.
- Constraint Analysis. Zoning, utilities, access, crane reach, and code review against captured site data.
- Readiness Package. Structured deliverables compiled into a partner-ready handoff.
- Handoff. Factory, GC, and architect receive aligned inputs and shared model access.
Where we are today
Rootd is early stage and intentionally narrow. The full Scope of Work above is the operating model we're building toward. What we're shipping right now is limited to the planning stage (pre-design).
Available now: the free ADU Feasibility Address Check (a records-based read on any parcel in Ulster County's 24 municipalities, with a source behind every finding), a free ADU Planning Workshop (a 60-minute session for one household, worked around that household's own address check report), a free Scoping Visit (on-site 3D capture, by invitation), and the $499 Site Feasibility Study, available now by inquiry.
The $499 Site Feasibility Study is the paid stage we deliver today. It is the analysis layer built on top of a Scoping Visit capture: records research, zoning review, buildable envelope, utility and septic records, and a straight answer on whether to proceed. It is the first paid stage of the Scope of Work and the one we commit to deliver against.
Everything downstream (Access & Logistics coordination, full Digital Coordination across partners, and Procurement Readiness) is roadmap, not present-tense offering. We expand into those stages as we complete projects, build case studies, and prove the value of the planning-first approach.
We are not a GC, not a factory rep, and not a project manager. We do the planning work; partners do the building/design work.

Partner contact
We are looking to talk with regional modular factories and module suppliers; GCs and specialty trades familiar with ADU work; surveyors and septic / well consultants working in Ulster County; AHJ liaisons and code consultants; and architects open to collaborating on prepared sites. We are not building a partner network we already have. We are meeting people now so that when feasibility-qualified projects start moving, the bench is real.
